Every bid is an estimate from your plans. Plans don't show the roof as it really is: rotten decking or old layers under a re-roof, or crickets and saddles that aren't drawn. Anything built differently from the drawings won't be in the bid. We recommend a site visit to confirm measurements and conditions before you sign a contract or order materials.

Shingle roofing questions.

How do you count squares from plans?

We build the roof in 3D from the roof plan and elevations, measure each plane at its real pitch, and add waste for the cuts. On our example house, 46.95 squares net plus 21.9% waste is 57.24 squares to order.

How is the waste figured?

It starts at 10% and goes up with the cutting: every foot of valley, sidewall and headwall, and the number of roof planes. The takeoff shows the math, so you can check it.

Can every roof take shingles?

No. Shingles need a pitch of at least 2:12 (IRC R905.2.2). One of our example houses has a butterfly roof under 1.5:12. The takeoff flags it and says to bid it as metal or membrane.

Does it cover underlayment and ice and water shield?

Yes. Planes at 2:12 and 3:12 get ice and water shield on the whole deck; our example house has 448 sf of them. The underlayment for the rest of the roof comes off the same model.

Can I compare metal and shingles?

Yes. Both bids come off the same 3D model. Order both and you get two prices for one roof, measured the same way.

Is this an exact price?

No. It's an estimate built from your plans. Plans don't show the roof as it really is: rotten decking or old layers under a re-roof, or crickets and saddles that aren't drawn.
