Every bid is an estimate from your plans. Plans don't show surface prep: patching, sanding, stain blocking, or siding and trim that arrive unprimed. Anything built differently from the drawings won't be in the bid. We recommend a site visit to confirm measurements and conditions before you sign a contract or order materials.
Page count is the number of sheets in the PDF you upload. A trade marked "price coming soon" can be ordered once its price is set.
We build the house in 3D and measure every surface that gets paint. Outside, that's the walls less the openings, plus fascia, soffit and trim. Inside, it's the walls and ceilings of every room. Then the areas become gallons and hours.
Yes. They're two bids off the same model, each with its own price. Order one or both.
Yes. Outside, our example house has 4,695 sf of wall and 4,266 sf to coat once the openings are out. Inside, doors and larger windows come out, and the wall over open doorways goes back in.
The bid knows how high every wall goes. On our example house the walls reach 27 feet, with 1,049 sf above 16 feet. High walls take a lift or staging, and the bid calls them out.
Inside, the garage is an option, not a line, so you can price it on its own.
Surfaces that come finished, like ColorPlus siding and prefinished metal, are left out, and the bid says so.
