How do you do a trim takeoff from plans?
We read the door schedule and trace every room, then measure the base, casing and window trim on a 3D model of the house. Doors, closets, stairs and cabinets come off the same model.
Is trim counted by the piece or by the foot?
By the foot, with the corners counted: our example house has 737 feet of base with 122 inside and 19 outside corners. Doors are counted as units.
What if my plans don't show which way the doors swing?
The takeoff flags it. On our example house, 17 prehung doors had no swing on the plan, so the bid says to confirm them before ordering.
Are cabinets included?
Yes. Cabinet runs are measured in feet by type: base, upper, tall, island and vanity. Countertops go in as an allowance.
What trim sizes do you assume?
Most plan sets don't draw the trim, so the takeoff says what it assumed, like 3-1/4 inch base and 2-1/4 inch casing, for you to confirm.
Is this an exact price?
No. It's an estimate built from your plans. Plans don't show trim as built: most trim is measured on site, and walls and openings shift during construction. Anything built differently from the drawings won't be in the bid. We recommend a site visit to confirm measurements and conditions before you sign a contract or order materials.
